  1. It’s pretty clear what will happen to a lot of people – rates will go up for a lot of us.
Why? Well, Council’s total rate take went up 6% this year for the very good reason that it went up 6% each of the previous years. The choice of 6% was purely historical so it’s not unreasonable to expect that, between now and the next council election in 2016 at least, rates will go up another 6% in 2015 and 2016.
And who will be most affected? Anybody who lives in the Glen Waverley Activity Centre or the Oakleigh area because this is where there will be pressure from developers to buy which will push property values up. Now it’s nice to know that your property is increasing in value when you want to sell but, until that time, it also means that your rates will increase even faster than the 6% average across the whole city. If you want to understand that in more detail, see the post https://monashandyou.wordpress.com/2014/07/17/look-what-theyve-done-to-my-rates-ma/.
So, will your rates go up or down? What can you do about it? The first thing to do is to be informed and that won’t happen from home. Get down to the information sessions, come prepared, and ask questions and keep asking them until you get a proper answer.
